FSBO MARKETING ADVICE
To be successful… as a For Sale By Owner (FSBO), you’ll need to market like the professionals; as a matter of fact – you’ll need to market better than real estate professionals do.
Dodge By Owner
  • Approximately 30 % of the homebuyers will find their next house by driving around and looking at homes with for sale signs. You absolutely have to have a professional sign to advertise your home’s availability. A cheap, flimsy sign says that you are not taking this seriously, and "just seeing if you can get your price".

  • The Internet is playing a larger roll with today’s homebuyers, so with Dodge By Owner you’ve got that covered.

  • Include the website address www.dodgebyowner.com in your newspaper advertisement and other marketing materials. This will direct potential buyers to your web page to see a complete description and photos of your property.

Newspaper

  • Advertise on the same day that the majority of the real estate agents advertise on. That happens to be Wednesday if you are selling within reach of the Tri-County Section. Run your advertisement every week until it sells. If you have an open house on Saturday or Sunday, run the ad on the Wednesday before the open house.

  • Create a line-ad (as opposed to a display advertisement), and run that in the Real Estate for Sale Section of the paper. You will get just as much attention from this line-ad as you will with the display ad, and you'll save more money.

  • Always put the asking price and the address in your advertisement. Hit the highlights and leave the little things out.

Marketing to Friends, Family, Neighbors, and Real Estate Agents

  • You can do something that real estate agents can’t; you can offer a finder’s fee to someone bringing you a bona fide buyer. You could offer $500, a $1,000, or whatever you want to the person who brings you a bona fide buyer (one that actually buys the home). Send out letters detailing your offer – along with your home’s data sheet) - to every friend, neighbor, and family member in the local area.

  • Send another letter – along with your data sheet – to local real estate agents, explaining how if they bring you a bona fide buyer, you are willing to offer them a commission on the sale. This commission could be a flat fee, or a percentage of the purchase price -- A small price to pay to get your house sold.

Open House

  • Holding an "Open House" can be good advertising. Don’t be surprised if a neighbor or two stop by.
