Apart From Marketing… your home properly, pricing your home properly is the most important step in selling your home. It is a mistake to think that you can always come down in price should you enter the market too high. So, not too high, not too low, but just right is the key to pricing your home for sale.

- Use the same principles in pricing your home as you use in shopping for groceries…comparison shop. Find as many homes similar to yours - on the market, and price yours accordingly. You can use www.realtor.com to do your research. Remember that those homes on the market through real estate agents have a commission built into the price, so I suggest you reduce your home’s price by a few percent to be more competitive with the other homes on the market.
- You could always hire an independent appraiser to help you determine market value. Or, many of the local real estate agents will be more than happy to do a Competitive Market Analysis (CMA) for you free.
