PRICING YOUR PROPERTY
Apart From Marketing… your home properly, pricing your home properly is the most important step in selling your home. It is a mistake to think that you can always come down in price – should you enter the market too high. So, not too high, not too low, but just right is the key to pricing your home for sale.
  • Use the same principles in pricing your home as you use in shopping for groceries…comparison shop. Find as many homes – similar to yours - on the market, and price yours accordingly. You can use www.realtor.com to do your research. Remember that those homes on the market through real estate agents have a commission built into the price, so I suggest you reduce your home’s price by a few percent to be more competitive with the other homes on the market.

  • You could always hire an independent appraiser to help you determine market value. Or, many of the local real estate agents will be more than happy to do a Competitive Market Analysis (CMA) for you free.
